What You Notice Before the Roof Fails

Rust streaks running down the panels

Fastener rows go first, then the streaks start. Caught early, a coating system stops it cold. Caught late, panels get replaced. Early is cheaper.

A puddle that outlasts the rain

If yours still holds water after rain, that spot is soaking around the clock, and the membrane under it is aging faster than the rest of the roof. Most of the time it's a drainage problem, not a roof problem, and a scupper fix plus silicone handles it. No tear-off.

A drip around the vents or the AC curb

Penetrations cause more leaks than the roof field ever does. The fix is usually flashing and boots, not a new roof, and we'll say so.

Rain on the sidewalks downtown means rain on four hundred flat roofs between here and the Red River, all of them getting graded at the same time. Most pass. Some don't, and that's the morning the phone starts. Here's exactly where we go, so nobody has to guess.

The I-30 corridor from Mount Vernon through Mount Pleasant catches spring hail almost every year, and metal shows every hit.
